IREP Partners with India Accelerator to Invest ₹100 Crore in Managed Workspaces Across the National Capital Region (NCR), India

International Real Estate Partners (IREP) has partnered with India Accelerator to launch
IREPworkspaces, a managed office workspace platform in the National Capital Region
(NCR), with a planned investment of ₹100 crore over the next 18 months.

The initiative marks a strategic expansion of IREP’s real estate operations in India and
reflects the growing demand for professionally managed, flexible office
environments across key commercial corridors.

IREPworkspaces aims to develop nearly nine lakh square feet of managed office space across 12 to 15 centres in NCR, adding approximately 15,000 seats during the
initial rollout phase.

The platform is focused on high-demand micro-markets including:

• Golf Course Extension Road
• Udyog Vihar
• Noida Expressway

These locations have been identified based on strong corporate presence, connectivity
and sustained demand from enterprises, startups and mid-sized firms.

IREPworkspaces has already secured around 1.5 lakh sq ft of space and plans to add
an additional 7 to 8 lakh sq ft over the coming quarters.

Under the partnership:

• International Real Estate Partners (IREP) will lead real estate operations,
  facilities management and day-to-day execution, drawing on its experience in delivering integrated real estate and facilities management services across global markets.
• India Accelerator will support market access and tenant sourcing, leveraging
  its network of startups, mid-sized businesses and enterprise occupiers.

This collaboration brings together operational delivery expertise and market-facing
reach, enabling a scalable managed workspace model designed for efficiency, reliability
and long-term performance.

The launch of IREPworkspaces aligns with broader trends in India’s office market,
where occupiers are increasingly seeking:

• Flexible leasing formats
• Professionally managed facilities
• Predictable operating standards

NCR continues to be one of India’s most active office markets, with strong demand from
technology firms, startups and organisations adopting hybrid and flexible work models.
